Carlisle SynTec Systems is the leading commercial single-ply roofing manufacturer in North America and the only company that produces all three major membrane types (EPDM, TPO and PVC) in-house. Their Golden Seal Total System Warranty is one of the most respected in commercial roofing, with coverage terms up to 30 years and optional protection against hail, wind and accidental punctures.
As a Carlisle SynTec Authorized Applicator, Ranch Roofing installs the full range of Carlisle commercial systems and submits every project for Carlisle’s pre-warranty field inspection. We handle the application, the inspection coordination and the registration so your coverage is locked in the day the roof is signed off.
Three Levels of Protection
Carlisle offers three primary warranty levels for commercial roofs. Each level builds on the last, with the Golden Seal Total System Warranty being the most popular choice for owners who want full-assembly coverage.

Transferable Coverage |
Golden Seal warranties transfer to a new building owner on sale, subject to a Carlisle warranty transfer inspection and fee. Ranch Roofing assists with the transfer paperwork. |

Pre-Warranty Field Inspection |
Every Carlisle-warranted roof is inspected by a Carlisle field service representative to confirm the installation meets Carlisle’s published specifications before the warranty is issued. |
What’s Not Covered
- Damage from natural disasters and acts of God not specifically endorsed on the warranty (lightning, fire, earthquakes, tornadoes, hurricanes above covered wind speed)
- Hail damage, unless the optional hail endorsement is added
- Wind damage above the wind speed listed on the certificate
- Accidental punctures, unless the optional puncture endorsement is added
- Damage from chemicals, oils, solvents, animal fats or grease not approved by Carlisle Damage from rooftop traffic, equipment storage or trades working on the roof after installation Failure to follow Carlisle’s published specifications, details or maintenance requirements Alterations, repairs or modifications not performed by a Carlisle Authorized Applicator Non-Carlisle products installed within the Carlisle system
- Movement, cracking or failure of the building structure, walls or roof deck
- Condensation or water infiltration through walls, copings or building components outside the roof assembly
- Failure to report a leak to Carlisle within 30 days of discovery
- Incidental or consequential damages of any kind
