How to Know When You Need a New Roof
When a roof is getting toward the end of its lifespan, it’s helpful to know when it needs to be replaced. Ideally, you’ll be aware of the signs before you have a roof failure. Here are some issues to be aware of, particularly if your roof is already a couple of decades old:
Signs of leaking
If you have a leak, you need to address it quickly, either with a repair or, if appropriate, a new roof. Some signs of a roof leak include water stains, peeling paint, an active drip, peeling paint, and a musty odor. You might only notice one or two of these; if you do, give us a call.
Worn shingles
If you have a shingle roof, take a look to see if any are cracked, broken, curling, or missing. Any of these are signs that the roof needs prompt attention.
Mold, algae, or moss growth
If you see black streaks or patches of white or green, you may have moisture wreaking havoc on your roof. This doesn’t always indicate the need for a new roof, but it does need to be addressed.
Fascia or soffit damage
If you notice holes in your fascia or soffit, or if pieces have fallen off, this is an indication that you may have had an ice dam or storm damage that could have affected your roof.
If you notice any of these, we’d be happy to inspect your roof to see if it requires repairs or a replacement.
Does my Lexington roof need to be replaced?
Tips on Finding the Right Roofing Company in Lexington, MA
- Qualifications: Roof replacement is a task best left to experts who are qualified to manage all aspects of the job. Look for evidence of expertise, such as preferred contractor status and certifications. Ranch Roofing is a certified MasterElite roofing contractor and also a preferred contractor with Owens Corning. We have also received the Super Service Award from Angie’s List.
- Years in the business: While every roofing company has to start somewhere, many people would prefer not to hire a brand new company for their major renovation project. Ranch Roofing has been in business since 1996, so we’ve worked with Lexington property owners for over 30 years.
- Licensing: A qualified roofing contractor will be following state laws in terms of being licensed, bonded, and insured. Ranch Roofing adheres to all requirements and we keep our licensing in good standing at all times.
- Services offered: You will want to find a full-service roofing company that handles the initial inspection, any permits required, the prepwork, installation, and final cleanup. Also, make sure your chosen company has experience with the type of roof you want on your property.
- Installation process: The length of time a roof installation takes will depend on a variety of factors, but you should be given an expected timeframe, and the process should not drag out indefinitely.
- Warranties: You’ll need a warranty on your roof. Depending on the type of roof you choose, you may have a 30- to 50-year warranty. Make sure the company offers protection for both the materials and the installation.
- Reviews: Take some time to check out the reviews for the Lexington roofing company you’re considering. Read both positive and negative reviews; the negative reviews should be addressed in some manner, and they should not be excessive.
Ranch Roofing has installed over 300 roofs in Lexington over the last few years!
What Type of Roof Is Best for Lexington Homes?
The most popular type of roof that we install is the asphalt shingle roof. You might not realize that there are different types of shingle roofs; the one that we recommend most often is made from architectural shingles, also called dimensional shingles.
Some of our customers are most familiar with 3-tab shingles, but we’ve found that architectural shingles are better in terms of durability, protection from the elements, and aesthetics. They’re made from the same material as 3-tab shingles, but they are thicker and have a more textured look, making the home look more sophisticated and elegant.
Some of the advantages of architectural roofs include:
- Increased resistance to wind, snow, and other harsh weather conditions
- Longer warranties and a longer lifespan
- Higher resale value for the home once it’s listed for sale
- Lower maintenance requirements
Ranch Roofing is highly experienced with architectural shingles. We use high-quality materials and are experts at installing this type of asphalt shingle. You can rely on us for a durable, long-lasting roof in Lexington, MA.
How Much Does a Roof Cost in Lexington?
We understand that a roof is a large investment, and most homeowners want to know how much it will cost. A variety of factors go into the cost of a roof. Here are some of them:
Size of the roof
The square footage of your roof will have a large impact on how much the roof costs. In almost all cases, larger roofs will be more expensive than smaller roofs.
Complexity of the installation
If you have eaves, overhangs, a chimney, skylights, a very high roof, a steep slope, and other factors raising the complexity, expect the cost to go up.
Additional services
If you need services like extra photos, inspections, or extra documentation, this might nominally increase the cost.
Maintenance
Be sure to keep in mind the cost for ongoing maintenance of your roof. While it’s not an up-front cost, you will need to be keeping up with basic care if you want your roof to last.
Keep in mind that when you work with Ranch Roofing, your estimate is free. We’ll come out to your property to take a look at your roof and will give you an estimate, so you’ll know how much your roof will cost.

I recently had Ranch Roofing install a new roof on my home, and I am so grateful I chose them! I honestly cannot say enough good things about this company. From the very beginning, when I was searching for a roofing company, choosing a shingle color, and asking questions (since I know very little about roofing), the entire experience was wonderful. They were patient, knowledgeable, and always took the time to answer my questions and make sure I understood everything. The process was easy and stress-free. On installation day, the crew arrived, put up the tarps, and got right to work. The old roof came off, the new roof went on, and the results are absolutely beautiful! I chose Onyx Black, and I am so glad I did. It looks sharp! The new intake vents and ridge vents were also installed, and everything looks amazing. I had read about their reputation and how they stand behind their work, which gave me confidence in choosing them. They certainly lived up to that reputation. The cleanup was excellent. I haven't found a single nail! They even came back the next day to remove the dumpster and took the time to sweep my driveway. From start to finish, Ranch Roofing exceeded my expectations. Their professionalism, workmanship, communication, and attention to detail were outstanding. I am so grateful I trusted them with my home. Not only does my house look better, but I also have peace of mind knowing that my new roof has helped make my home safer and better protected. If you are looking for a roofing company, I highly recommend Ranch Roofing. You will be glad you chose them, just as I am!Posted on Google![]()

These guys were fantastic. Our new roof, including three skylight replacements, came out beautiful and they cleaned up very nicely around the yard afterwards. Their price was reasonable considering other quotes I had received. I definitely recommend this company.Posted on Google![]()

I reached out to Ranch Roofing to replace my old roof. Roy, their salesperson, came out for the evaluation and used a drone to take high-resolution photos of the whole roof. From those photos he put together a genuinely detailed, comprehensive report. I knew nothing about roofing going in and had a long list of questions after reading it — so we sat down together and Roy walked me through the entire proposal line by line until I understood exactly what I was paying for. I only signed once I was completely clear on everything, and I appreciated that he took the time rather than rushing me into it. It took a little over a week to get the permit, and then Ranch Roofing scheduled the project. On the day of the job, everything ran smoothly from the start — the dumpster arrived around 7 a.m., and Ryan, the project manager, showed up shortly after to walk the property and go through the attic with me to confirm a few details. He patiently answered every question I threw at him and explained things in a way that was easy to follow. The crew arrived around 8 a.m. and got straight to work. Ryan stayed on-site coordinating the whole time, keeping the crew on track while keeping the site clean, and whenever something unexpected came up — like needing to replace four of my roof racks — he handled it quickly and kept me informed of every decision along the way. The entire job was done in about 8 hours, and when the crew left, there wasn't a scrap of debris anywhere — it all went straight into the dumpster. Afterward, Ryan brought the drone back up to show me the finished roof and walked me through everything that had been done. They even pulled the dumpster the next morning so it wouldn't block my driveway any longer than necessary. At one point during the project, the owner, Robert, stopped by just to say hello. We ended up having a really pleasant conversation, and I came away impressed by his mindset as a business owner — he made it clear that quality is never sacrificed for speed or volume. It takes more than luck to run a business like this for 30 years, and it shows. From the first call to the final walkthrough, the whole experience with Ranch Roofing was professional, transparent, and genuinely reassuring for someone who knew nothing about roofing going in. I'd recommend them without hesitation to anyone who needs a roof repaired or replaced.Posted on Google![]()

Huge shoutout to Bob our project manager - easy to get ahold of, responsive, empathetic, great guy. Dave was also awesome to work with. Don in sales patiently walked us through our options for shingles, ice water shield, skylights, venting, and gutters. Was very thorough and was not pushy. Cost was in similar reasonable range to some others but with better materials and an all star team. Team came in and completed a 2nd and 3rd story roof with gables, skylights, venting, flashing, gutters, etc in a day. After an unfortunate ice dam that they helped remove, they went above and beyond by redoing the area with new vent, ice water shield, and shingles to ensure they did all they could to prevent reoccurrence. Highly recommend for any roofing needs!Posted on Google![]()

Ranch Roofing is an excellent roofing company I would highly recommend. From the original work done 10 yrs ago to replace a roof on our Victorian home to the excellent customer service they provided recently to address a missing shingle and vent boot after last years harsh winter they have always been responsive, reasonable, extremely efficient and provided truly reliable high quality services. (the lost shingle is our only thing in 10 years to address) .Posted on Google![]()

We installed a new roof with Ranch Roofing 3 years ago. The price was fair, the quality of the work, and professionalism of the crew were exceptional. They also recommended a great insulation company for blow in insulation and coordinated with them to add blow in insulation from above while the roof was being installed. As a result, we did not have to break our ceilings from inside, saving us a lot of money and hassle. Once we had the new roof, we installed solar panels. Fast forward three years, squirrels made a nest under the solar panels and a hole in the rubber roof under the nest (advice to people with solar panels: install that critter guard around your panels). Our experience with Ranch Roofing was again exceptional. They came to assess the damage immediately, and coordinated the repair work with the solar and pest control companies. They were very professional and helpful and did some extra work for us like removing wet insulation that was under the hole, and cleaning our gutter after the work. They did not charge us for any portion of this repair work. They also gave good recommendations for how to address the water damage inside. Overall, I cannot say enough good things about Ranch Roofing. I would never use any other roofing company and recommend them wholeheartedly.Posted on Google![]()

Ranch roofing expanded a window dormer for us when we first moved in 25 years ago. Then put in a new roof for us some years ago (sometime pre-Covid?) so when a raccoon tore a hole in our roof last week of course we called them. They fixed it within a week free of charge since they said it was their roof. We will forever use them after that.

What maintenance does an architectural shingle roof need?
They need to be inspected periodically to check for moss, algae, cracking, or missing shingles. If individual shingles are damaged, they can often be replaced rather than performing a full roof replacement.
Can I install a new roof over my old one?
It’s possible in some cases. At Ranch Roofing, however, we strip all of the roofs before we replace them. This results in a roof of better quality with better durability.
How can I prevent an ice dam on my roof?
Having the right attic insulation is the key to preventing ice dams. We are happy to answer your questions on this. You can also remove snow after a heavy snowfall and keep your gutters clear and unclogged for good results.
Can I repair my roof myself?
Replacing a shingle or two or patching a small leak might be something you can do on your own if you are handy. For the most part, though, having major repairs addressed by a professional is the safer and less risky way to go. Keep in mind that DIY repairs could void your warranty, so be sure to ask us about that.
