From start to finish, the folks at Ranch Renovations were courteous and professional -- John Cataldo was the one who came to do the estimate, and he was punctual and took care to explain what the work would entail. I got an email before they anticipated coming to do the job (a few weeks from the time of the estimate, but they had estimated so). It was a two-day job to completely re-roof the house and detached garage -- the job ended up costing a couple thousand more than the original estimate, but there were some things that could not have been anticipated until they started removing the existing shingles (e.g. the plywood boards on the entire right side of the detached garage was completely rotted, and they had to replace it entirely). Bob O'Sullivan, the supervisor for the job, stopped by each morning and went over what was happening both days, and went over the job with after it was done. They were very fair and only charged me for a portion of the extra work that had to be done (the final cost was not as much as it could have been, had they nickel-and-dimed every bit of additional work not included under the original contract). It is clear that they take pride in the quality of their work and being fair to their customers; I would not hesitate to recommend them.
When my roof developed a leak, I did what I imagine most people on Angie's List do, I called 6+ of the "A" rated roofers for my area (Newton Centre) for opinions and estimates. I talked to probably 3 that were serious about my roof (including Ranch Roofing). 1-2 that weren't serious about my roof and 1 that came across as a scam artist. After weighing the pros/cons of each proposal and price we settled on Ranch Roofing for our project. I think the difference was the amount of time the salesman spent thinking about and talking to us about our project. Several other salespeople barely showed up, just said "I got your roof off Google Earth, and I want $16,000 please" (but I digress from Ranch Roofing). The day of the actual job, everyone from Ranch was very professional, courteous, and responsive to me. They all seemed happy to talk with me and answer any questions. When they couldn't finish the job in one day, Bob, the owner, personally came out to check out the job and to work out a schedule for finishing it. On the second day of the job, I noticed some of the window frames around our dormers had been damaged during the removal of the shingles and the laying of the barrier. When I contacted Ranch about my concerns Bob had it taken care of without any pushback or complaint. Overall, I am very happy with the final roof. I think the new siding on the dormers looks great and so far no problems with the roof itself (winter will be the true test). Once I have recovered enough financially to replace my detached garage roof, Ranch will be my first call.
What a great company. I almost wish my roof was shot so I could hire them to replace it. The provider came within a day of calling and checked out our situation. Said our roof was fine but pointed out a few minor issues that called for repair. Also recommended some preventative measures for ice dams. He could have uphold us but was honest and said it was a small job, (apparently not worth their time), we could do ourselves or hire a carpenter to do. No charge for the trip out. If you have a roofing issue it is clear to me these are some fine and honest folks to hire.
Great quality, great service and Bob stands behind his work. Bob and his crew were very responsive, performed all of the agreed upon work in a timely fashion and the quality of work was excellent. Furthermore, their price was competitive and reasonable. More importantly, Bob has helped us out twice now over the last two years to make necessary repairs. The first repair was the result of Hurricane Sandy and the second was the result of some faulty work that was performed by a contractor (who we didn't vet first on Angie's list). In both cases, Bob remembered us, even after two years, and was very responsive to to our needs. I cannot say enough good things about Bob and Ranch Roofing. If you are looking for a business that stands behind their work, does great quality work and is there for you when you need them, then Ranch Roofing is for you.
Ranch installed a new roof and gutters at our home in 2010. They did an amazing job completing the project in two days for a very competitive price. They are the best outfit and stand by their work. To that point, I noticed some leaking in the gutters coming from the fascia board. Called Ranch and Bob O'Sullivan came the same day to evaluate the problem and within two day's his crew of two arrived and worked on my gutters an entire day - FOR FREE. The problem is completely solved as witnessed during the monsoons we had over the weekend. Great company Ranch Roofing. You can't ask for better.
Bob O'Sullivan, the owner of Ranch Roofing, came out to give me an estimate on the repair within a couple of days of my calling him. Once the squirrels were out of the attic for good, I called the company to schedule the actual work on the house. It took them about 10 days to actually get back to me, but when they did they were apologetic about the delay, saying they had been quite busy. We settled on an approximate time about two weeks out; as that time approached I contacted them again and we set a date for the work. They called the day before to say they would have to start one day later than planned, because the job they were finishing up took a little more time than they expected; I appreciated the call, as I was able to go into work that day after all. Bob showed up on the agreed day with a crew of 3 who got right to work. They were fast and neat and thoroughly professional, answering my questions as they came up. The crew leader explained what they had done and made sure I was satisfied before they left. I felt very comfortable with the way they did their job and with the final result, and I would use them again without hesitation.
Replaced the roof and the attic skylight, and vented the soffits. They also re-sealed the area around the chimney. They completed the job in a total of two days, and their workmanship certainly looks professional. The price quotes were accurate, and the workers were punctual, neat and professional. I am very pleased with the work thus far, but the true test of quality and durability will be the coming Winter(s).
Ranch Roofing took off the old shingles, repaired some rotten boards, put on ice shields, new shingles, re-leaded the chimney, and installed new skylights.
They were fantastic. The whole process only took a day and the team was efficient and talked with us about what was going on and asked if they needed anything. The skylight installation went smoothly and we were able to select exactly which skylights we wanted. Since there was more damage to the interior than usual, the owner, Bob, set us up with his guy, Aram, to come and repair the interior. We'll be ordering blinds for the skylights from him very soon, to be installed by Aram. The only reason I gave them a B for responsiveness was because their secretary/assistant called to set up an appointment, but didn't leave a message. We waited for a couple weeks before finally calling them to ask when they were going to come out to take measurements. After that, it was smooth sailing.
Bob, John and his team did a great job replacing the roof on my garage. John the sales person provided aggressive pricing on the project to earn my business and was very responsive. Bob the owner was engaged in the project and worked with my mason who was also completing repairs on my garage. Together they worked through scheduling issues and repair methods to ensure I got the best quality roof for my budget. The crew showed up early for both stripping the roof and replacing the roof and worked fast. They were a large crew, did the work quickly and efficiently and cleaned up well. The only feedback I have for Ranch Roofing was from my neighbors... They thought the crew started working a bit to early for a Saturday. Good problem to have though for Ranch Roofing. The crew wants to work hard and start early!
Installed new roof. They were professional, worked quickly and neatly. Considering a windy day, they did an excellent job cleaning up my yard of all debris. Very professional and efficient. John Cataldo was excellent at explaining the process, service, and products they used. The whole crew worked hard and completed the work in one day. |The only issue was the dumpster left behind was dropped off and picked up by an outside company, they were unable to use their own dumpster at the time. The dumpster was there a few extra days and when it was moved, it left a bunch of nails and debris on my driveway. |I would recommend them to anyone looking for a new roof. We had done our homework and chose Ranch Roofing for its offer of top quality shingles and materials for the best price. Everything went exactly as promised. The crew arrived on time (8:45 a.m.) and worked diligently all day into the early evening in order to finish the roofing job as heavy rain was forecast for that night. Our deck and shrubs were properly covered and protected from debris. Upon completion of the roofing, the crew thoroughly cleaned up our yard. The owner, Bob Sullivan, checked all work with us. The process was a rewarding experience, and we are completely satisfied with our new roof.
I got five estimates before having the roof done, all from companies that were highly rated on Angie's List. One was much higher, but the rest were pretty much inline. I ended up going with Ranch Roofing because they price was in line with the rest, they use quality products and don't charge extra for removing/installing new skylights. (Mine were 15 years old, so it was highly recommended that we replace them at same time to prevent leaks in the future). Bob O'Sullivan, the owner, was extremely responsive and accommodating. He showed up before the job to measure the skylights and make sure he understood the scope of the job, then was there when the crew showed up in the morning and came back to inspect the job. I could not possibly be happier with my experience with this company. I'm so impressed. Having a roof torn off and replaced is a messy and costly project. ( I have had a roof installed in a previous home out of state). Ranch Renovations made it as painless as it could possibly be, at an excellent price.
It was clear to me from the get-go the high level of organization, care, and quality that Ranch Renovations puts forth. Rick started us out with a very thorough description of materials and process. He wrote up an estimate in our kitchen on his iPad. It was immediate, how rare is that?! He led me through a very thorough estimate process... Actually it was amazing. He had samples and a ton of knowledge on roofing materials, process, timeline and options. The price was competitive yet quality of materials were so much higher than the other estimates I had done.
Communication was incredible. If I emailed a question or called, a response was almost immediate. The timing was exactly what he said it would be. They set us up with a date and showed up at the crack of dawn on that day.
Bob the owner, was there to meet me first thing. That is very unusual for the owner to be out connecting with clients and being sure communication is clear about the details of the job. Bob was fantastic to work with. He was lighthearted yet very diligent concerning the quality and efficiency of the work he stands behind. He explained to me how it would be done and that is exactly what happened, yet the results exceeded my expectations. How satisfying to work with an organized, friendly company who so obviously care about the quality of work they do and the people they work with. The entire roof was finished by the end of the day incredible. Cleanup was immaculate. We also had some extra work done I asked if they could reroof rubber roof and partially rebuild our balcony and repair some floorboards on our front porch that had been damaged from the previous old leaking roof. His guys who did that work did a beautiful thorough job. They came over and sized the job up weeks in advance. The carpenter discussed the options with me, and with the help of Bob saved us hundreds of dollars in materials and labor by reusing what they could. A very creative and thoughtful crew. "Ranch Roofing did an amazing job for us from start to finish. We were in the midst of re-shingling our house, when our siding contractor took photos of problems with our roof, and we had to decide whether to have him patch it or if we should replace it along with its eight skylights. I found Ranch Roofing on the Velux skylight web site, filled out their web form in the afternoon, and was talking to Todd the next morning. Todd explained that if we replaced the roof, we'd want to do it before the siding contractor re-shingled the dormer, so suddenly, we had to move quickly in order to keep the re-shingling project on track. Todd came to the house on a Monday; sent us an estimate that night; had Bob, the owner, on-site on Wednesday to iron out details; then got skylights ordered, the permit application done, and insurance binders sent by the end of the week. The following Thursday, Bob and the crew showed up, replaced the roof and eight skylights in a single day, and left the site neater than they found it. Dave was our contact person and he was responsive and helpful throughout the entire procedure. If we had questions he called us back right away. He helped coordinate our carpentry work and roof work to be done without much of a gap between the services, so everything got done promptly. The workers were all professional and did a nice neat job. We are very happy with the carpentry and the new roof, and we have received many compliments from the neighbors. They had a lot of work to do as our old gutters and moulding had to be removed first. They always cleaned up well after each procedure. The carpenters did a good job making the new soffits, moulding, etc. look good with our turn of the 20th century old house. I highly recommend this company.
They did the excellent job. The people are very friendly and understanding. They did the quality of work with my full satisfaction. The roof work was done in December and my concern was whether the shingles were properly laid or not. Bob (the owner) even asked me to call in summer time if anything doesn't look right. We couldn't be happier with our new roof. We got architectural shingles on our four square colonial. They completed the job in one day and cleaned up after themselves. The owner stopped by the next day to check how the roof came out and to ask us if we were satisfied. We would highly recommend ranch roofing and would hire them back in a heart beat.
Their price was very good and the estimator was knowledgeable, and so I picked Ranch for my flat porch roof replacement project. We had a bobble after I sent in the deposit -- no one got in touch for a couple of weeks after my check was cashed -- but the owner himself called me after I brought the problem to their attention (he explained that the office had been in the process of moving), and everything went well from that point. The crews showed up when scheduled, they knew their jobs and they completed the work in the time promised, and they did a good job cleaning up. My shrubs and plantings were well protected/avoided and not injured. And I liked it that the owner stopped by in person a couple of times. Overall I was very pleased in the end.
Got a crazy range of quotes, Ranch was right in the middle. The sales rep was honest and knew what he was talking about. There was no hard sell. They ended up having a day open up (job took one day) and it was done a week after I talked to them. This usually won't happen if you are a multi-day job. They don't want to start a multi-day job on Friday. Team was fast and cleaned up. I have not found any nails or broken shingles around the house since the work was done. They re-flashed the chimney (which was leaking) and added a roof vent fan. We have had some crazy rain since and not a drop entered the house. Looks great, no drama.
It went great, they arrived right at 7:00 am and completed the job by 4:00 pm as promised. The project manager walked me through the entire process before anything was done going over each detail of my work order. All workers from the project manager down worked as if they were working on their own home. They are especially careful in cleaning up after themselves and preventing damage to your home and garden. I would highly recommend them without reservation. The fact that they have such a large work crew enables them to complete the job within one day to limit the impact on the home owner and neighborhood as the dumpster was dropped off and pick up on the day of the job.
Contacted Mr. O'Sullivan to ask for help with ice dam removal. Water leaking into living space. He explained his crews were extremely busy due to current demand for this service. I am a return customer (Ranch did new roof) and Mr. O'Sullivan appears to appreciate his customer base. He assured me he would have a crew out before the end of work day.
A few hrs. later, crew of 2 showed up and immediately attacked ice dam with flat side of hammer. 6th ice removal job of the day for these 2 guys. They removed ice dam within a half hour. Shoveled off deck of ice debris. All A Ratings. 1 exception; I gave Quality of Work a B because the new roof shingles were slightly damaged by the hammer, an unavoidable risk of manual ice dam removal no doubt! No worries. Mr. O'Sullivan is a man of his word. He asked me to give the office a call in the spring and he would send a crew to address issues with the damaged shingles. As a result, I was not charged for ice removal.
Dealing with Ranch Roofing is refreshing - a company where the CUSTOMER is always right!
The crew arrived and took the old window out and replaced it with the new window. Part of the roof needed to be replaced and that was done. The crew was very professional and made suggestions on matching the trim of the window to another window which was near this one. The work was completed and we were very pleased with the work.
We have interviewed 4 roofing companies before we selected Ranch Roofing. Most companies just come and measure roof to give you estimates but Don Carter took a time to explain all the materials they use, how roof built etc. We found it quite educational. They contacted us one week before they can start the work to setup date and time. Crew came early in the morning, draped outer walls with tarp. We were impressed that whole project was completed in just one day from start to finish. At the end of the work crew cleaned up the area very well and gave us final walk through. We noticed a few minor issues afterward and contacted them within a few days. Owner of the company Bob O'Sullivan came himself to correct issues within a day. Very punctual and very responsive. We would highly recommend Ranch Roofing!
I am writing now, 2 years later, to report that after the 24" of snow we received a couple of weeks ago, we did not have a single ice dam or icicle anywhere-- quite a change from our previous roof. This roof work was done in the spring following a severe winter, and Bob O'Sullivan was determined to apply the lessons that had been learned (the hard way) by homeowners throughout the area. He went well beyond accepted industry practice and gave us a well-ventilated attic while carefully spreading the existing blown-in insulation, which prevented the ice dams.
This leaky chimney has been very difficult to diagnose. I hired a stone mason two years ago to fix the leak. I paid top rate for him to recap and repoint the chimney, but when the leak continued he ignored my calls and refused to return. So, as a former customer of Ranch Roofing, I turned to Bob, who came out immediately and has been determined to find the cause of the leak -- even though he is not, of course, responsible for the stone mason's work. The search for the cause of the leak is necessarily on pause at the moment due to the weather. But I would like to express my gratitude for the truly excellent service I have received from Ranch Roofing. Bob's the best. - January 2016

We got a few estimates to get a new roof on our house. The roof was nearing 20 years old, and developed some moss on the north facing side. It was clear that it was time for a new roof. The first estimate we had was from a door to door "National Brand", which the cost was shocking. We had a very rough idea of expected cost, but we wisely were not going to sign up for anything without multiple estimates, no matter how much pressure the guy was placing. The price we received was outrageous. Then we called Ranch Roofing based on feedback from Angie's List. Within a couple of days the estimator came to the house, did some measurements, and had very quick and to the point discussion of what what would be done. The estimate came in at nearly half of the original estimate. Not only was the price reasonable, working with the estimator was such a reassuring experience. Agreeing upon the cost, they were able to be flexible with scheduling the work. We have a 2 year old in daycare 2 days a week, and we were able to schedule the work for one of those days. They showed up on time early in the a.m., and estimated it would be done by 3 pm. I met some of the workers who were very professional, and they quickly did the job. They covered the ground with tarp to catch nails and shingles. Since it was March, there was still snow on the ground, and some of the debris was buried. I was so impressed when a week later they called me and were bringing people back to clean up any remaining debris since the snow melted. Such a great job. We were very happy with Ranch Roofing and highly recommend them.

Ranch Roofing was wonderful to work with. They were very responsive to phone calls and emails. The price was the best out of all of the quotes we received. When the contractor arrived to give the quote, he brought samples, explained why he gave that particular quote and was very helpful to understand each step of the process of replacing out roof. All of the work was done in a period of 8 hours, and even when a few items were broken in the process of replacing the roof, the contractor was very responsive and spoke to us about how to be reimbursed. I would highly recommend this company.
We have a dark spot and a very small leak in our home so I called this company to come and check out the roof to see if there were any issues with the roof.
The roofer came to our house and listened to my concerns about a possible leak in our roof. He appeared to do a thorough job, going up on the roof, checking the flashing, waterproofing, gutters, downspouts, etc. He said everything looked good and concluded that the issue was due to an ice dam issue. He discussed a few options to help with the ice dam issue but did not try to sell a new roof or push repairs. While on the roof, he even our gutters out a little bit for us! He stated several times that his company does not usually do roof repairs like this and gave me another name to call. I felt reassured by him that the roof was in good shape despite the ice dam issue, so I really appreciate that this company was able to come out and provide this free consultation without pressure to pursue costly repairs. When we need a new roof, we will likely use this company!
The project went very well. Ranch stated they were booking about 6-8 weeks out after receipt of deposit and they came in a little under that. They scheduled and stuck to the schedule. They arrived on time and executed the work just as they had promised. One area i was particularly happy with was that they operated in a safe manner. All workers were tied off at all times when on the roof. They stripped the existing roof and installed the new roof in about 6 hours. The house is a traditional raised ranch/split. The site was left clean and the foreman made sure I was happy with the project and made sure I had no questions or concerns. Ranch is definitely not the cheapest game out there. They were the most expensive of the three bids I received. I went with them anyway because i felt based on my conversation with their estimator as well as the reviews on Angie's list that I would get a quality job and a roof that would last. I am very comfortable with my decision based on what I saw during the installation and how the roof looked at completion. If you want a budget job these aren't the folks for you. They make it clear when they provide the estimate that they provide a quality product and as such they are only willing to do it the way they feel is right and without cutting a corner or two.

Arrived on time, brought a crew of 10 who completed the job in less than 5 hours They were cleaning constanty as they worked. Left the surroundings of the house absolutely clean. They were pleasant, competent and very professional.
As good as it gets! I chose Ranch Renovations because my neighbor who is a carpenter independently recommended them. Bob O'Sullivan, the owner, came to do the estimate. He explained their process, and patiently answered all my questions. No high pressure sales or gimmicks. The bid was competitive - we have a really large roof- and they use very high quality materials. The work was done in less than two weeks.
On the day of the roofing job, they arrived early. They moved lawn furniture and potted plants away from the house, and protected the shrubs with tarps. They even moved and covered stuff in our attic. There were about 14 workers, all working efficiently. They were professional, polite and respectful. The roof was done by early afternoon, and the cleanup was amazing. I was certain that I would find a nail or two, but search as I could, there was not one to be found. They even cleaned up the attic. Bob came back to inspect and be sure we were satisfied. These guys are as good as it gets. We happily recommend them to friends and family. We won't be needing another roof any time soon!
This is an updated review to express my appreciation for the quality of Ranch Roofing's on-going customer service. Ranch Roofing installed a new roof and gutter system on my house a couple of years ago. I wrote a positive review at the time, but now I'm writing again because I've been so pleased with how they stand by their work. I've had to call them a few times about some minor leaks in my gutters, and they have responded immediately and courteously every time to fix the problem. The issue was that water was dripping down between the gutters and fascia board in several places, but only occasionally and under certain climatic conditions. It turns out that some of the gutter hangers had a small manufacturing defect which was causing the problems. So it wasn't really even their fault. But, nevertheless, they have taken care of the problem, immediately and without hassle, every time I've discovered one of those defective hangers.
I was very impressed with the expertise and professionalism of the Ranch Roofing staff throughout the contract and work process. My first interaction was with Rick Rice, who came out to evaluate the job and to do the estimate. I was so impressed that he was then able to immediately write up a detailed job description and estimate price on his IPad and Email it to me (so much more efficient than having to wait days for an estimate price!) On the work day itself, Ryan (crew supervisor) arrived with his staff, who immediately set to work. They worked tirelessly throughout the day (on a very hot, muggy day!) and were able to complete all the work in one day, with an immaculate clean-up at the end. Ryan had also given me periodic updates throughout the day as to how the work was progressing, which I appreciated. Bob O'Sullivan, the owner, then stopped by at the end of job to ensure that I was satisfied with the quality of the work, and I could assure him that I was indeed thrilled with the expert, quality work that his hard-working staff had provided. I can enthusiastically recommend this top-notch company!
Bob and his crew did a great job. They were always on time and cleaned up at the end of every day. They managed to finish the project in two days. They were very very helpful. They even hauled away some of my garbage along with the old shingles. I can't say enough about them. Bob was very nice and has very competitive pricing. I really liked that when we originally had the meeting with a representative from the company, he brought samples of the materials they use as opposed to what most companies use. He also showed us with a model how everything would be installed. I believe this roof was about $1200 more than a "regular" roof, but the materials are superb, and this roof is guaranteed for 15 years, whereas most places are just one year. We highly recommend Ranch Roofing and will use them again when we do our garage. Thanks guys!
Ranch Roofing is one of the most professional contractors with whom I've done business maintaining my home. * Responsive. Called me back immediately, responded to all inquiries immediately, arrived on time, and completed the work fast * Knowledgeable: I was dealing with ice dam problems, and the recommendations and solutions showed experience * Competitive: Price was similar to others, but included far more of the finishing work that makes a difference in the long run * Thorough: Crews showed up on time, protected my property, and did the job fast and thoroughly. Couldn't ask for more. * Staff: Everyone with whom I interacted was professional, from the estimator to the job site manager to the crew. The project went very well. Because of the cost, I requested several estimates to do the work in phases (will be hiring again to do another part of the house next fall or sooner) and Don was very responsive answering questions and providing quotes for specific services. I gathered several quotes from local roofers and Ranch roofing was very competitive and offers excellent warranties backed by their relationship with Owens Corning. I found a cheaper contractor who is known for good work, but they did not want to do the rubber roof. I hired Ranch roofing becasue they were able to do it all at a very fair price. They arrived with a large crew and did all the work in one day, but days at that time of year are short and they did need to return to finish some carpentry work that they wanted to do right, where the rubber needs to be extended vertically behind the siding. I was not charged extra for this work, which was fantastic and a real testament to the company. They stripped 2 layers of existing asphalt and replaced with another asphalt roof and ice and water shield , installed 2 exhaust vents, 2 skylights (without requiring any interior finish mods), rubber roof, other asphalt areas and removed an old oil furnace flue. They sealed some gable end vents that were not needed and modified some soffit vents that were actually not doing anything at all. The goal for all of this was to eliminate ice dams and leaking that we have been experiencing for several years now. So far so good. Ranch roofing was able to offer these services as part of a 0% for 1 year program, which is awesome, so we can divide our payments over the course of the year and it cost us absoluteley zero to do this. As with any of these programs, you have to make sure you pay off in full before the promtional period ends or the finance charges are absurd. Bob, the owner, was excellent, was on site and it was clear that his number one objective was to make sure that the project went well, that we were happy and that we were not nickel and dimed (which we were not). Ranch roofing went above and beyond my expectations and I will be using them for sure for the next phase. I would also recommend them without any reservations to anyone looking for quality roof work at a fair price.
Bob O'Sullivan and Ranch Roofing were great, start to finish. We needed to replace the roof on our two-unit condo building, and asked Ranch for an estimate based on their great Angie's List reputation. Bob was very prompt and thorough and the estimate was competitive, so we decided to go with them. Due to condo politics (neighbors were selling), we kept postponing the job, finally committing to the work nearly 7 months after the estimate. The folks at Ranch were very patient and flexible about the delay, and when we finally were able to send the deposit check, they were on our roof within a couple weeks. (And Bob offered to try to get out earlier, if we needed it.)
Ryan and his crew arrived bright and early on the scheduled day and got right to work stripping shingles. Ryan did a great job keeping us in the loop, and either he or Bob would grab us and explain any suggested additions to the work (e.g., replacing rotted wood, installing new soffit vents), explaining all the options, including leaving things as they were. The bulk of the work was done in one day, with some small carpentry tasks stretching into the next day. Cleanup was very thorough—I've only found one or two stray nails since they left, which is really exceptional for a roof job. They even dropped by to hand-deliver a refund check after I accidentally over paid.

It was the most detailed and knowledgeable presentation we had received from any of the four roofing companies we interviewed. After we hired them, they gave us a date and time. They showed up on time and worked like a roofing SWAT team. It was amazing. There was a huge amount of debris - our roof had two layers. Several planks on our roof sheathing needed replacement, a large chimney needed to be re-leaded, and we needed three ridge vents installed. They accomplished all of this and did an impressive clean-up all in one day. Ryan and his team were professional, fast and good-natured. We put a lot of work into finding Ranch Roofing. They were not the least expensive but worth every penny! Hire them!
Ranch roofing replaced our roof and did a great job. While the inspector never actually went up on our roof but we had heard from others that our roof needed to be replaced. John did a great job of explaining the entire process and demonstrating the parts and quality used by Ranch vs those listed in quotes of other companies. Knowing these details gave me the confidence to go forward with the install. The fall was quite rainy so it took abut a month to schedule the installation, during which I didn't hear from Ranch Roofing and had to call a few times to get estimates. However once the scheduling was set, they were prompt in their arrival, execution and removal of materials. The install occurred days before hurricane Sandy hit and there were no signs of water leakage as we had seen before. We are very happy with the new roof and will continue to update this review as the winter progresses! One final comment - the owner gave me his cell number and said to call if there are ever any issues!
Communication great from start to finish. For estimate or actual work they arrived on time or early. Everyone was pleasant and professional. Clean up was thorough. Estimate explained that if they had to put extra plywood on the roof it would cost more. My house is old and, alas, did need a lot of extra plywood. They showed me photos of the holes that needed patching and explained it to me on the spot. Even gave me a little bit of a financial break since there was so much that was needed. I highly recommend this company.

All the details. It went awesome. The entire Ranch Roofing team was perfect and professional. They arrived on time, communicated ahead of time over email, phone and text and performed the service efficiently in one day. I received quotes from multiple vendors recommended and found on Angie's List, and I am happy that we ended up staying local with Ranch Roofing. The new skylights are working fabulously, and we've had no issues.
The estimate was very detailed and the provider spent time explaining the process. There was a couple of months delay from the estimate to when they could begin the work. When I called to ask, they said the delay was due to time it too Boston to provide the permit. When they replaced the roof - they were great. I hardly knew the roofers were there. To make sure all the debris was picked up, someone spent over 1 hour after the roofers left checking behind bushes and along the yard to make sure nothing was left behind.
This is the third or fourth time I've worked with Ranch Roofing. On every job, they are courteous and work hard to make sure everything is right. Their prices are fair, and the results are excellent. In this case, they replaced an old skylight that leaked, causing some damage on the inside ... While they caulked, they did their best to clean up the damage, even thought that was not part of the job. The fan was really heavy and built into the structure on the roof. They got it out, dismantled, and cleaned up (as well as roofed over); they even volunteered to take away the fan as part of the job. The first time I worked with Ranch Roofing, I called them after spending the previous couple of years, working with three other companies that swore they had stopped a long-standing leak. Ryan of Ranch Roofing found the source of the leak in just 20 minutes ... and repaired it almost as quickly Bob O'Sullivan is great to work with. He is pretty busy, so sometimes there is a long wait to get him, but once they arrive, the wait is well worth it.
In other words, I will continue to use them for problems at both our houses and to recommend them to anyone who asks.

We needed to have a skylight replaced due to storm damage. While the skylight was only about 7 years old it was no longer in stock and a custom replacement had to be ordered. Our exact shingles were also no longer available and so a close alternative had to be found. It was a small overhang space so the roofing portion was a small part of the job.
Friendly, helpful in sorting out the above. Did clean, professional work and the company owner was personally engaged. You will probably have to initiate most of the communication to get status of ordered materials, confirm prices, and confirm appointment....but they are responsive and pleasant. I was very pleased with the quality of their work.
This was by far the best home renovation experience I have ever had. I give them A+ in all areas.
For one, they were responsive to phone calls, which if you do any projects on your home, you know that people getting back is a big problem. Don came out and gave us very detailed information about what he thought it would entail. He was the only one to want to look at places inside the house that would give him more info on the state of the roof. They take their time answering questions and working with your needs and budget. Their quote came in the middle ish of the quotes we got, but there were no surprises and no extra costs, which can make their way into other projects.
They arrived on time, were focused and efficient. They communicated with us throughout the job. Dave, who ran our roofing, was outstanding. The roof was finished in exactly the time frame they said. Their cleanup was phenomenal. Nothing left on our property. It looks great and everything happened as promised.
As with many people I'm sure, this felt like a big expense and a leap of faith in that I know nothing about a roof. But, I had a feeling when I met them, that they operate an excellent business. I found them on Angie's List and found similar reviews, which was partly why I went with them as well. So now I want to pay it back and say that those reviews are accurate and well deserved.

Everything turned out well. The company sent a rather large crew which completed the job in a remarkably fast and efficient manner. In fact, there were approximately 14 men on the roof at one point, and they finished in just 4 hours. Furthermore, all of the crew members were very polite, very friendly, and did an excellent job. They also did very well in cleaning up after themselves. After the roof replacement, they were very responsive to some squirrel and raccoon damage which I really appreciated. Ultimately, it was great experience, and I'm sorry that I have only one roof!
Amazingly well. They started right on time and asked if it was ok to begin since it was 7am. There were many workers involved and they seem to have a system so they each knew what they had to do and what the others were doing so no one got in each others way. They completely draped the house so nothing was damaged. Even my wife's delicate flowers survived the hundreds of pounds of old shingles that were removed. Even with all that sitting on the ground after they stripped the roof, they cleaned up thoroughly. A supervisor was on sight the whole time to handle any questions from me or his staff. They worked continuously only stopping once for lunch & they finished on time. This company owns their own dumpsters and trucks so the dumpster arrived and all the materials were placed inside and delivered with the dumpster. What efficiency! When the job was done, the dumpster was gone so it didn't sit in my driveway for days-which I thought would happen. I was very pleased with the way they installed the skylights, very careful and particular. The day or two following the new roof and skylights we had some torrential rain and everything was dry. I would recommend Ranch Roofing to anyone needing a new roof.
Ranch Roofing provided excellent communication, telling us exactly when they would arrive (7 am) and arrived at 7:01. They had a huge crew and had two layers of previous shingles off in about 1.5-2 hours! When it became clear that much of the existing fascia was rotten, they clearly presented their plan and additional costs, which were reasonable. They finished the whole job in a little over 1 day, to minimize the noise and disruption.
We had used them in a previous condo that we lived in and they did a fantastic job so we decided to use them again. They scheduled it in advance and gave us fairly detailed information on what will be done. The quote was in-line with everyone else's. The estimator was extremely knowledgable and professional. The job went so well and we were impressed with the job crew, Ryan and the job Foreman and the owner Bob that showed-up several times to check on the work and keep us informed on any specs or timelines. The crew showed-up on time and worked late into the evening since rain was coming. There was extra time needed because of the surprise of the amount of rotted roof boards that needed to be replaced. The roofing team covered all the work in progress with plastic sheeting and returned to finish when the rain subsided. To get the job done an extra team showed-up and worked late into the early evening since more heavy rain was coming. I think at one point we had about 12 - 15 roofers on and about our property to get the job done. The Foreman was very communicative and always let us know what stage they were at. The team cleaned-up each night and left the property spotless. We decided to throw away the old siding on the dormers and install new fiber cement siding which added days to the job since there were 5 dormers. Bob had his carpenters do this work which took a few days. The carpenters had great personalities and worked well with us explaining what they were doing and when they would return to do more work. Cutting fiber cement siding shingles to fit sharp angles and then attach corner molding was tedious work. They did a great job and made any adjustments that we asked for. We the owners, had a lot of experience and information about fiber cement siding to match what we had and they did not mind our imput on the product and research on where to buy it and worked with us well. We had several bids for the work. We thought the Ranch Roofing price was excellent considering all the work needed. However, what sold us on them was their pleasant personalities, explaining the job to us in detail and offering their direct telephone numbers and of course the great Angie's List reviews. In addition the guarantee on their work is the best. We learnt a lot from them on correct roof replacement since ours was done so badly just a few years before we got this home by another local contractor. In fact, we saw 2 other roofs being replaced badly while they were here doing our work. We told Bob and his crew that we would highly recommend them to anyone and so much so that we would write a good review on Angie's List (then we kept forgetting to do this; sorry Bob if you are reading this, but better late than never). In addition, if anyone wants to contact us for a reference that would be acceptable.
My yard is almost completely covered in flowers and flowering bushes. I'm sure it must be a roofer's nightmare. Ranch Roofing did an amazing job of protecting my plants. They also were incredibly accommodating when it came to scheduling. They finished the job in one day - and I have a pretty big house. I had absolutely no problems with my roof during the terrible winter of 2015! Great experience all the way around.
In 2014, we had our back side of our roof done by Ranch Roofing. This included a 10 inch bump out of our soffits, rubber roof on our large dormer and shingles everywhere else with rain and ice shield. We were so impressed with the two teams that did the backside (the carpenters and then the roofers) that we had them come out in 2015 to do the front side of our house. The front side of our roof included the 10 inch bump out of our soffits and matching shingles to the backside with rain and ice shield.
It was by design that we had the back side done first as we wanted to make sure we were happy with the craftsmanship. If the job was botched in anyway, then it would not have been a whole roof commitment. Well happy to say that the work performed on the backside of our roof survived the super winter storms of 2015 with flying colors. Absolutely no ice damning damage at all unlike our neighbors who had the same exact house type! We had Ranch Roofing come back at their earliest convenience in the spring of 2015 to finish the front side of the roof. We are pretty confident that we will be able to handle whatever mother nature dishes out this 2016 winter. Thanks Ranch Roofing!

They stripped and disposed two layers of roofing material on my garage and replaced with new shingles. They provided a clear proposal with good price, arrived on time and finished the work nicely. Bob O'Sullivan has a great attitude and does wonderful work. He is very honest, fair and charges a great price. He has made small repairs to my roof over the past few years at no cost to me. His crew is all very good as well. After they do the work they clean up after themselves and it looks like they were never there. He does good work initially, so there aren't a lot of problems, but when you do have them he's there to make sure it's taken care of right away no matter how long after the roof was put in. Bob O'Sullivan is the bomb in roofers!
The folks at Ranch Roofing were a pleasure to work with. Everyone I met was courteous and professional. They returned all emails quickly both before and after the work was done. The crew came promptly in the morning and finished the job before I got home from work. There were a number of boards that needed to be replaced. They took photos to show why this was needed. The clean-up was spotless.
I first contacted Ranch in February 2015 ( The Winter from H***) to see if they could clear some ice dams. They were one of only two contractors (of the seven I called) who had the courtesy to call me back--just to tell me that they were fully booked. By that time I'd gotten the ice dams clear, but was told my roof needed attention. So, when they called me back about the ice dams, I scheduled an appointment one month hence to look at my roof. Wow! One month later. Ranch showed up on time. Made thoughtful recommendations with no hard sell. In fact, suggested that we only replace the south-facing portion of the roof, because the shaded part still had a few years left in it. Explained in detail what they were proposing, gave me a detailed contract, asked for a modest deposit. Ranch was realistic about the scheduling (6 to 8 weeks out) and thus we were pleasantly surprised when they could schedule us earlier than expected. They accommodated the arrival of the dumpster to the peculiarities of Arlington's parking restrictions and showed up exactly on time. They spent some time with us reviewing what they were thinking and making sure we were okay with it. I knew Ranch was great when I saw them send their workers onto our roof fully equipped with safety harnesses. A contractor friend had told me that was not the norm--that roofing is one of the exploitative businesses. Ranch is not. The crew was professional, worked as a team, meticulously ran magnets over our property to pick up any errant nails, and finished in less than a day. In a few years, the other half of our roof will need to be replaced, and Ranch will be the first we call.
I would highly recommend Ranch Renovations. The project was extensive with several dormers, vents, skylights, and leaks around two chimney crickets. Despite the challenges, the work was done quickly and efficiently. The workers removed all old materials and left the site neat and clean. Shingles were installed per manufactures specs with clean straight lines in the valleys (no weaving), across the rows and along the hips. They removed and reinstalled Velux skylights per manufactures specs. I was very impressed by their honesty and quality of their work and would encourage anyone in need of a new roof to give them a call!
My roof was quite old, and had a small leak in the flashing. I had ranch roofing replace my whole roof, including removal of all shingles and all flashing. The bottom line is this: I’m extremely happy with the outcome. It looks really great, and the leak seems to be resolved. Here are some highlights from the process getting to this point: Ranch responded quickly to provide a quote. After choosing them, I had to wait a few weeks to get the roof started because they had a number of projects in the hopper. As the project approached, I was provided with daily updates on what day they would start (which changes with weather). The day they did the roof they got here early with a team of 6 hard-working and professional employees. Within about 8 hours the roof was done, and they had cleaned everything up – pretty amazing. And the owner (Bob) had come by a number of times to check-in and see how it was going. At the end of the day I did a walk-through with the project manager and he gave me a summary of what was done. I informed Bob of a few open items and he had someone at my house a few days later to address those items. Couldn’t ask for anything more. I highly recommend Ranch Roofing.
I got both an excellent new roof and amazing performance, as a very well managed crew of 19 swarmed over and removed the existing roofing, replacing it with plywood boards, protective rubber layer and shingles. they worked well and professionally, completing th job in 4-5 hours. despite encountering thee unplanned (not in original estimate) need to add new roof boards. the explanation for this "extra" was immediate and convincing. it was delivered by the personable owner/ manager himself, who invited me up the ladder to inspect the original boards now stripped bare. Up i went to "trust but verify." I was also impressed that because the firm has its own fleet of trucks, the delivery of this material was quite speedy. Likewise the firm having its own dumpster, with delivery and pick up for it enabled a thorough clean up and removal of the debris to be completed well before the end of the day. Also everyone was quite polite and considerate to me, when i ventured out to inspect the progress. i believe the price was fair. Both my angie's list coupon and credit card were received without any fuss. altogether a pleasant experience, but because the roof is guaranteed for quite some time, it is one that i think needs to be repeated.

We had a very satisfying experience with this roofing company, owned by Bob O'Sullivan. My project was led by Ryan Demirgian who was professional, fair, kind, and extremely good at communicating throughout the process. The folks at Ranch want you to be happy with the job they do and they work very hard and accommodate any needs along the way. For example, we were having the house painted around the same time as the roof was being done and Ranch was willing to come back on a different day to finish the lower roofs, over bays and porches. It would have been easier for them to do the whole job in one day, but they agreed that this plan would be best for us and for the work being done on our house. When I contacted Ryan to schedule coming back to finish the lower roofs, he was responsive as usual and had the workers back over here in a very timely manner. I dealt with both the owner, Bob, and Ryan and can say they were both always courteous, conscientious, and a real pleasure to work with. Ranch Roofing pays great attention to detail and the roofing job performed was very well done. They also did a terrific job on clean-up. They are open and attentive to any customer input and I would give them the highest marks possible for the work they did and the way they handled the entire project.
