How Can You Find the Best Topsfield Roofing Company?

Choosing a roofing company is a big job, but at Ranch Roofing, we’ve made it simpler. Here’s a list of criteria you should keep in mind when evaluating different Topsfield roofers.

  • Many years in business. Every roofing company starts somewhere, so a new company isn’t necessarily a bad choice. Still, choosing a contractor with years or decades of experience means you’ll benefit from their expertise. They’re also less likely to close up shop while your roof is under warranty一or worse, while it’s still being installed.
  • Current licensing and insurance. This one should be non-negotiable; don’t hire anyone to work on your house if they don’t have the proper licensing and adequate insurance. This is for your protection as well as theirs.
  • Comprehensive services. As a busy property owner, you don’t want to waste time calling different companies to handle the various facets of roof replacement. At Ranch Roofing, we manage the entire job from start to finish, including getting permits, taking photos, handling inspections, and arranging for debris removal.
  • Robust warranty. Your roof should come with both material and workmanship warranties. The length of the warranty will vary based on the type of roof you choose, but we offer 30- to 50-year warranties on most of our products.
  • Good reviews. Don’t take the company’s word for it. Look for reviews and testimonials on Google Reviews and other platforms to make sure that customers also rate the services and materials highly.

Do You Need a New Roof? Things to Look For

How can you be sure that you need a new roof? Your roof’s lifespan is an estimate, and it can vary based on the skills of the installer, the weather, the materials used, and so on. The good news is that your roof will usually show some signs that it needs to be replaced. If you notice any of these issues, call Ranch Roofing; we will investigate the situation and let you know if you need a repair or a roof replacement.

Water leaks

If water is getting into your home, it is likely coming from the roof. A puddle or discolored mark on the ceiling is a clear indication that you’ve got water infiltration. There are more subtle signs, too, and these include peeling ceiling paint, a faint dripping sound, or a musty odor.

Sometimes, you can see shingle issues without even leaving the ground. If you find any shingles on the ground or if you can see chipped, curled, or torn shingles still on the roof, have an inspection to see what the problem is.

Shingles that are starting to fail will often show signs of moss, mold, or algae growth. Most often, these look like white, black, or green blotches or streaks. Sometimes, this indicates the need for a full roof replacement; other times, a roof will just need cleaning and maintenance.

  • If you’ve had an ice dam that has caused damage to your roof, the first visible sign might be damage to your soffit or fascia. If you’re seeing this type of structural damage, call for a consultation.

Why We Love to Recommend Architectural Shingles

We work with various materials, including asphalt shingles, slate, and rubber. When our residential clients are looking for a new roof on their homes, we most often suggest architectural shingles. These are a type of asphalt shingle that has several advantages over traditional 3-tab shingles.

Some of the benefits of architectural shingles include:

  • They’re thicker and sturdier
  • They last longer; architectural shingles will last up to 50 years, while 3-tab shingles will generally last up to 30
  • They look more attractive and add to your curb appeal
  • They’re stronger and stand up to Topsfield’s snow, ice, and wind
  • They can raise your home’s value better than 3-tab shingles

While architectural shingles cost a bit more than 3-tab shingles, their longer lifespan and other benefits make them well worth the extra investment. Call Ranch Roofing today to discuss the options for your home.

What’s Included in Your Topsfield, MA Roofing Estimate

Occasionally, someone will call and want us to provide an estimate over the phone. While we realize this would be convenient, it’s not possible for a variety of reasons. One is that while you might know your home’s footprint size, there are other factors that go into the price of a roof.

How large is your roof?

This isn’t the same as your home’s footprint. We measure a roof in roofing squares, which are equal to 100 square feet. The number of roofing squares is determined not only by the size of your home but also by the slope of the roof and the length of any overhangs.

Most roofs have features like skylights, chimneys, vents, different elevations, eaves, and so on. In addition, a very steep slope is more complex than a roof with a mild slope. All of this will figure into your roof’s price.

Your estimate won’t only cover your roofing materials and installation labor. It will also include tearing off the old roof, removing that debris, taking photos, the cost of permits, and the follow-up inspection.

Frequently Asked Questions

What maintenance does my architectural roof require?

We recommend periodic inspections and regular cleaning. If your architectural shingles show signs of mold or algae, they need a good cleaning and an assessment to determine whether there’s excessive moisture or improper attic ventilation.

Yes, all Ranch Roofing roofs come with a warranty. Most are either 30 or 50 years.

This is technically possible, but we don’t recommend it, nor do we do it. You’ll get much better results and a longer-lasting roof if the old one is removed first, so that’s our practice.

If there’s a lot of snow on the roof, you can use a roof rake to remove some of it. Do not try to climb up on the roof; just work from the ground. Also, shovel out around your downspouts to make sure they are clear. As the snow melts, the water will need somewhere to go. After the snow has melted, check the roof for signs of damage, like torn shingles or cracks in the fascia.
